ARCHITECTURE
Perched above the convergence point of New York’s most active transportation hub, PENN 2 is anchored at the heart of the new PENN District. Where PENN 2 meets the ground, newly-created, soaring public spaces and a sprawling, beautifully landscaped pedestrian plaza make for a welcoming, intuitive arrival experience.

EVERY ANGLE

Starting 50 feet above the building’s base, and rising another fifty feet, is the Podium.

Comprising two vast, double-height office floors and topped with green spaces, meeting areas, seating arrangements and outdoor dining facilities, the Podium is a colossal, visually striking 460,000-SF “sidescraper” spanning 429 linear feet along 7th Avenue, then turning the corner at West 33rd Street, where it spans another 180 feet along the north façade.
GRACIOUS VANTAGE POINTS
With a twist on the classic proportions of the Tower floors, inverted corners appear along the intersections of the northwest and southwest façades. These double-height Tower Loggias offer an indoor/outdoor experience very rarely found in midtown office buildings, as well as breathtaking city and river views.
INVITING & INTUITIVE
The overhangs of the Podium and the Town Hall define and illuminate the newly-created, soaring public space where PENN 2 meets the ground.
PENN 2’s Podium sets the stage for the tower’s core volumes and for the district as a whole: inviting, open, and intuitive, with an ultra-contemporary and forward-thinking approach.
ARRIVAL
Clearly marked and strategically positioned entrances for PENN 2, Penn Station and Madison Square Garden regulate the flow of visitors. The open streetscape and elevated platforms at the base of PENN 2 distinguish it as an ideal meeting point for the entire PENN District.
THE LOWER & UPPER LOBBIES
With its reception area lifted 18 feet in the air, the triple height space of PENN 2’s glass box Lower Lobby welcomes the building’s tenants and their guests before ascending the escalators. Themes of openness paired with exclusivity continue through to the Upper Lobby—a place to lounge before the workday, or to connect over a cup of coffee on the landscaped terrace.

SUSTAINABILITY AT PENN 2

PENN 2 is presently LEED Gold through the existing buildings: Operations and Maintenance designation. The building will maintain its LEED Gold status with the potential to improve to Platinum through our renovation.

programs and results.
Vornado has committed its portfolio to carbon neutrality through its Vision 2030 initiative. The company will reduce Scope 1 and Scope 2 carbon emissions to zero through combinations of the following solutions across the portfolio:
  • Energy Efficiency, with a commitment to reducing consumption 50% below 2009 levels by 2030
  • Peak demand reduction, which will include energy storage and energy curtailment activation
  • Electrification of building systems that presently usenon-electric utility sources
  • Elimination of oil-fired boilers
  • Onsite renewable electricity production and offsite sourcing of renewable energy supplies
  • Accounting for our balance of carbon emissions with offsets
PENN 2 will be delivered as a carbon neutral property. Highlights from PENN 2 that will contribute to this distinction include:
  • New high performance, triple-paned glazing that will maximize energy efficiency, tenant comfort, and control over outdoor noise pollution
  • All-electric cooling from the Building’s new chillers, while maintaining the ability to switch to district stream to avoid grid peaks and contribute to system relief
  • Delivery of 100% zero-carbon electricity from the grid, as supplied from in-state renewable and hydroelectric resources.
  • Real-time energy management software for tenants to track and reduce their electricity consumption and demand
  • Smart building technology that will use occupancy data and analytical software to run HVAC controls
  • Low-carbon tenant fit-out guidelines, with over 30 energy conservation measures to help tenants maximize efficiency through their design and operations
